Assistant to Property Manager

Pay range: $21.25-$24.25 per hour

Job Duties

General duties/responsibilities:

  • Assist in areas of market analysis, operations, and marketing development relating to student housing customers and provide administrative support to other departments.
  • Review local student housing supply and demand to establish fair market rental rates.
  • Collect and summarize resident information relating to UCD student demographics to improve efficiency and effectiveness in advertising.
  • Assist managers in daily operations of the organization.
  • Review policies, procedures, and files for compliance.
  • Special projects as requested.

Key Duties

  • Monitor new apartment project approvals in Davis and report on estimated project completion dates.
  • Prepare and maintain spreadsheets to analyze the supply and demand of the local student housing market.
  • Prepare and maintain spreadsheets reflecting rents charged by other student housing apartments in Davis and include the most and least attractive attributes of each project.
  • Compare our rent levels to our competition and provide opinions on existing rent levels being equal to, below or above proper levels that the market conditions will support.
  • Devise and evaluate methods for collecting data, such as surveys, focus groups, questionnaires, and opinion polls.
  • Present findings through charts, graphs, and other visual means to improve the basis for decisions about marketing campaigns.
  • Organize and host presentations and customer visits.
  • Assist with promotional activities, visit customers/external agencies.
  • Assist in producing marketing and promotional materials.
  • Create reports on marketing performance.

Education and Experience Requirements

  • Bachelor’s degree in economics or business administration

Special Requirements

  • Microsoft Excel software proficiency, as demonstrated by completion of Microsoft Excel class.
  • Effective communication skills both written and spoken.
  • Ability to successfully pass a drug test and/or background check.
  • Willing to work weekends and holidays as necessary.
  • Willing to Learn to:
    • Assist with regulatory compliance and reporting.
    • Assist with employee orientation, development, and training.
    • Update policy documentation.
    • Learn new skills within scope of ability as directed by supervisor.

Travel Requirements

  • Travel is not necessary excepting to the locations of business located in Davis.
